Rules & Regulations

General Park Policies

Check-In and Check-Out

Check-in: 2:00 PM

Check-in : Please text “Guest” to 903-403-2617 or go directly to your assigned site. If you need assistance past our working hours, please contact the park manager.

Check-out: 11:00 AM

Check-out: all park-owned chairs and tables must be stored properly in the designated areas.

Quiet Hours: 10 PM to 8 AM (enforced)

Late Check-Outs

1.Late check-outs must be arranged at check-in.

2.Renters must vacate the property before 11AM on the move out date. If you

plan to stay longer than 11AM, fees may be accessed.

Guest Registration

1.To extend a reservation, approval must be given prior to the extension period. Please notify the park management as soon as possible to request an extension.

2.Extensions are not guaranteed. If an extension is granted, the site location is subject to change.

General Restrictions

1.Firearms, Fireworks, and Arrows shall NOT be discharged within park boundaries.

2. Hunting is prohibited.

3. Swimming in Lake Fork is prohibited.

4.Illegal activities of any sort are strictly prohibited.

5.Dumping of gray or black water on the grounds is prohibited and ILLEGAL.

6.Lakeside Cove RV Park cannot be

considered a primary residence per Sabine River Authority regulations.

7.Oil changes on SRA land are strictly prohibited.

8.Washing vehicles, boats, RVs or any other motorized vehicles is prohibited.

9.DO NOT UNDER ANY CIRCUMSTANCE

DISPOSE OF ANY FISH FLUIDS, OR CARCASSES IN THE DUMPSTER.

Child Safety and Supervision

Parents are responsible for the conduct of their children and children must be supervised by an adult at all times.

Behavioral Standards

1.No loud parties, excessive drinking or other unacceptable behavior by guests will be permitted.

2.If authorities are summoned to such a disturbance, the responsible party may be ejected from the park.

3.Loud music, motorized vehicles or other loud disturbing noises will not be tolerated.

4.Please be considerate and respect the privacy of your fellow RV'ers by not crossing into their site area.

Vehicles and Parking

Speed Limit

Speed limit of 10 mph for all motorized vehicles.

Vehicles

1.Only ONE RV/camping unit permitted per site.

2.Maximum of TWO motorized vehicles (includes boats or cargo trailer) per site and a motorcycle, or UTV, or golf cart.

3.All recreational vehicles or travel trailers utilized or parked on the

premises must possess valid and current registration in accordance with applicable laws.

4.All RVs or travel trailers must be maintained in a condition that ensures they are securely attached to all of their wheels and remain readily movable at all times.

5.Motorized vehicles include but are not limited to coaches, cars, trucks,

motorcycles, ATVs, UTVs, and e-bikes.

6.No recreational vehicle or travel trailer over 10 years old or exceeding 40 feet in length (excluding hitch) and 10 feet in width. Any exceptions require express written consent from the park management.

7.Only RVs that are manufactured as RVs are permitted.

8.No mobile homes or RV conversions are permitted (due to the lack of safety inspections for conversion units, they will remain prohibited at this time).

9.Dirt bikes, ATVs and go-karts are NOT permitted.

10.Registered golf carts and UTVs are allowed.

Vehicle Operation

1.All vehicles must possess valid and current registration in accordance with applicable laws and must be operational.

2.Persons under the legal age of 16 or any persons without proper licensure are restricted from operating any motorized vehicles within the park boundaries and

roadways.

3.All vehicles must be operable and able to move independently. Non-operational vehicles must be towed off-site at the owner's expense. If a vehicle is deemed inoperable, the owner has 14 days to remove it from the park. Failure to do so will lead to third-party towing at the owner's expense.

Parking Regulations

1.All vehicles must be parked within designated areas only.

2.All registered guests and visitors shall NOT park their vehicles or boats on the grass. Designated overflow parking locations shall be utilized.

3.Visitors parking longer than 24 hours must request approval from management.

4.Vehicles must NOT be parked where they will create a hazard

5.Parking must NOT obstruct emergency vehicle access.

Vehicle Maintenance and Servicing

No on-site vehicle maintenance or servicing.

Property Usage and Policies

RV and Campsite Standards

1.RVs must be kept clean and maintained (free of debris, clutter, dirt, mold, moss, mildew, etc.) on a regular basis.

2.Campsites must be kept free of litter including cigarette butts.

3.RV skirting is NOT permitted without prior written approval by park management.

4.Any and all approved skirting must be well maintained.

5.All RV windows and doors must be intact and in working condition.

6.Window air conditioning units are prohibited.

7.Clothes lines are permitted between 7 AM and 1 PM, daily.

8.Mail may be sent to the property address during the duration of your stay. Please use the property address and site number.

9.The mail must be addressed to a registered guest. Any mail received after your departure will be returned to the sender.

10.Dish Network or other related services must be approved by management before installation.

RV Utilities and Hookups

1.Each recreational vehicle or travel trailer must be self-contained and equipped with proper waste containment systems.

2.A sewer hose “donut” or “L” connector is required.

3.NO formaldehyde chemicals shall be used in your holding tanks.

4.None of the following are allowed to be flushed into the septic system: baby wipes, flushable wipes, paper towels, or feminine hygiene products.

5.Do NOT leave your black tank flush system running longer than five (5) minutes.

6.Texas State Law requires the use of proper sewer connections. A rubber ring is required on all sewer hook ups.

7.Drainage lines must remain securely capped at all times unless they are actively connected to the designated on-site lift station for waste disposal.

8.All water valves must be disconnected from RVs and valves must be closed tightly upon check-out or site relocation. Failure to do so may result in excess water leakage and possible damage. If

such an incident occurs, the offending guest will be held responsible for all repair and water usage costs.

9.When applicable, each guest is responsible for winterizing their own RV.

10.After disconnecting the water lines, the water lines must be drained to prevent PVC damage. Should a guest have problems or questions about this step, please contact management for assistance. Failure to comply may result in damages which the offending party will be responsible for all costs associated with necessary plumbing repairs.

Storage and Outside Decor

1.Keep all items clear of the grass in order to perform proper maintenance.

2.Miscellaneous items must be picked up and stored out of sight when the guests are not present at their site.

3.Outdoor decor is allowed outside the unit but limited to the following:

Outdoor furniture: 1 complete seating set (1 table, 4-6 chairs, 2 side tables), 1 BBQ grill.

Planters and/or garden decor is limited to a maximum of 5 total items.

4.All other items should be stored out of sight, inside the rv unit.

5.Additional items may be allowed upon express written consent from management.

6.No items shall be attached to trees or vegetation, including Christmas lights, decorative RV lights, vapor lights, signs, swings, etc.

**If additional storage is needed, please contact management regarding on-site storage unit reservations.

Decks & Awnings

1.Neither freestanding nor attached roofs are allowed over RV’s.

2.Porch and/or deck coverings other than factory roll-out awnings are NOT permitted.

3.Deck Approval Process: Residents wishing to build a deck must submit detailed plans, including materials, colors, and dimensions, to the park management for approval before any construction commences. All deck designs must comply with Lakeside Cove's aesthetic standards and safety codes.

4.Maintenance and Upkeep: Deck owners are responsible for regular deck maintenance, ensuring they remain in good condition and adhere to the park's aesthetic standards.

Pet Policies

1.Pets are welcome

2.When not indoors or kenneled, all pets including but not limited to dogs and cats must be kept on a leash within the park

boundaries.

3.Any pets kept outside must abide by the state and local leash laws.

4.Please be respectful of the facilities and your neighbors by cleaning up after your pet, this is required.

5.TWO pets maximum per site.

6.In alignment with insurance policies, specific dog breeds are not allowed onthe premises.

The following breeds are NOT allowed within the park boundaries:

Pit Bull Terrier

Staffordshire Terrier

Rottweiler

German Shepherd

Presa Canario

Chow Chow

Doberman Pinscher

Akita

Wolf-Hybrid

Mastiff

Cane Corso

Great Dane

Alaskan Malamute

Siberian Huskies

7.Pet owners will be responsible for any damage or injuries caused by their pets.

8.Animal control will be notified of any pets not leashed or tagged.

9.NO Livestock (Cows, sheep, goats, pigs, chickens, snakes, monkeys, etc).

10.If your pet becomes a noise nuisance to other guests you will be asked to leave.

Campfires

1.Each site has a fire ring.

2.Camp fires must be kept within the fire rings.

3.Fires must not be greater than 6" in height above the top of the fire ring.

4.Fire rings shall NOT be moved.

5. Fire wood is available for purchase.

6. Dead wood on the ground can be gathered for firewood.

7. Trees shall NOT be cut (dead or alive).

8. Materials that produce toxic fumes shall NOT be burned (tires, treated wood, etc.).

9. Fires shall NOT be left unattended.

10. Fires must be completely extinguished before retiring for the night or departing the camp site.

11. Burning of garbage at site is prohibited.

Facilities

To maintain a neat and clean restroom and shower facility at all times, each guest must follow the guidelines below.

1.Remove any belongings or personal items and dispose of any waste after each visit.

2.Please report any problems that need immediate attention.

3.All garbage must be deposited in the dumpster:

Only household trash is permitted for dumping.

All other items, mattresses, refrigerators, sofas, bbqs, lawnmowers, etc. are not to be placed in or around the dumpsters.

Disposing of unpermitted material may result in an imposed garbage disposal fees to the offending party.

No trash is to be left on the ground around the dumpsters or RV sites.

Fish cleaning shall be contained within the centralized fish cleaning

station on the dock.

Throw fish waste in the water, not the dumpsters.

4.Correction or Repair notice:

Necessary upkeep and repairs may be required of

you as a guest at your site. If a correction or repair is required from you, you will be notified verbally or in writing via text, email or phone call.

5.All corrections or repairs must be fixed within 5 days of notice.

Violation Fees

Under this agreement, should there be any violations of the established rules and regulations of the park, fees may be assessed, with the amount being proportional to the severity of the offense. This approach ensures that penalties are fair and reflect the nature and impact of the violation. The fee structure is designed to discourage rule-breaking and maintain a safe and enjoyable environment for all park visitors.

Right to Enter

In the case of an emergency, the park management has the right to enter a unit without advance notice. Lakeside Cove RV Park has the right and obligation to check on the safety and security of both the guest and the property.

For park-owned units, the manager has the right to enter the unit for the

following reasons:

To make repairs requested by the guest

To conduct routine inspections

To help with an emergency inside the unit

To post a notice of eviction.
